For nearly 20 years Bickford Real Estate has assisted buyers and sellers in the purchase and sale of properties in Vermont. We generally represent sellers or sellers agents in marketing and selling homes, land, condominiums and commercial properties. Occasionally, we represent buyers.
For sellers listing their properties for sale and for buyers searching for a home, land or an investment in real estate our objective is to educate, guide and assist in meeting the goals of our clients and customers. Our mission is to bring sellers and buyers together in a transaction that satisfies both parties objectives.
To our clients (usually sellers) we owe the duties of a fiduciary, acting for the benefit of the client and putting the interests of the client ahead of our own or any third party. We will disclose to our clients all material facts about a transaction involving our client or the opposite party. We will protect our clients confidences and act with reasonable care and obedience, even after our brokerage service agreement or assignment has terminated. We will submit all offers to our client, with or without a deposit, whether written or oral, whether above or below the listed price.
To our customers (usually buyers) we will disclose all material facts within our knowledge concerning a property listed for sale by our agency and those agencies we represent. Material facts include a defect that could significantly diminish the value of the land, structures or structural components, such as roof, wiring, plumbing, heating, water system, or sewage disposal system. Material facts include a limitation in the deed that could substantially impair the marketability or use of the property and thereby diminish its value. Material facts include recognized or generally accepted hazards to health or safety of an occupant of a property.
